The neighborhoods in Barcelona where rents have increased the most

Barcelona rents have risen sharply this year. Neighborhood by neighborhood, find out how much the average rental price is now.

The numbers speak for themselves. This year, during the first half of 2022, rentals in Barcelona have almost all increased. Of the city’s 73 neighborhoods, only six escaped the price hike. All the others show a rate of increase ranging from 0.27 to 18.95%, depending on the ratio of the Barcelona Urban Property Chamber.

Unsurprisingly, the most expensive places in Barcelona remain in Sarrià-Sant Gervasi and Les Corts. Precisely, it is the district of Pedralbes which retains first place on the podium with an average rent of €1,770, followed by Tres Torres, with €1,702 then Sant Gervasi-Galvany in third position, with €1,406.

The highest price increase in Sants-Montjuïc

Les Tres Torres is one of the neighborhoods in Barcelona that grew the most (+10.23%). But it is still half as much as that of La Bordeta, in Sants-Montjuïc, which shows the highest increase. 20.31% more expensive, compared to 2021. Where we spent 832 euros last year, it is now necessary to count 1,001 € in 2022.

But the upscale neighborhoods are not the only ones to follow the movement. Surprisingly, Can Peguera in Nou Barris, which offers the lowest rents in Barcelona, ​​has seen its prices go up by 18.95%. You must then go to the city center of the county city to find the other growing districts: the Parc i la Llacuna de Poblenou (Sant Martí), and those of Sant Pere, Santa Caterina and La Ribera, and Raval in the old Town.

Only six quarters down

In total, 66 neighborhoods in Barcelona have not escaped the increase in rents. So to get a good deal, there is not a lot of choice. You have to center yourself.

However, it is once again the district of Sarrià-Sant Gervasi which wins the palme d’or, the opposite this time, with Vallvidrera, Tibidabo and Les Plaines. Its poor connection with the rest of the city gives it the largest drop in rent: -21.44%. For the other five, go to Sants-Montjuïc, Nou Barris and Horta-Guinardó.
